Tarragon announces Phase II adding an additional 137 homes at Uplands, its 320-acre master-planned community in Puyallup, with Lennar and Century Communities confirmed as builder partners and pre-sales scheduled to begin this summer. A third builder for the last 20 homes will be announced soon. The Phase II announcement comes as Uplands welcomes Cohere, a boutique community association and lifestyle management company, deepening the lifestyle and operational infrastructure at The Club at Uplands.
Plans Updated to Reflect What Buyers Are Actually Looking For
While developing Phase II, Tarragon worked with builder partners to refine product offerings based on two leading national research sources: research and data analytics firm Kantar’s MindBase buyer segmentation system providing insights into consumer values and attitudes, and the America at Home Study, a custom longitudinal study of 16,000 homebuyers over 5 years that revealed changing needs, preferences and priorities related to home and community design.
“Tracking changes in consumer preferences is important to us, and that research pointed clearly to what today’s buyers are prioritizing: flexible multi-generational floor plans, modern kitchens, better storage, energy efficiency and homes designed for the hybrid lives people are living today—not just how they look on paper,” says Dennis Rattie, President of Tarragon.
“Phase II plans from both Lennar and Century Communities were chosen to reflect those priorities, with single-story ramblers and expanded garage options as part of the offering”, he continued.
Exterior designs have also been updated to align with the Uplands brand, with curated color palettes and elevation standards that reinforce the community’s contemporary character. Every Phase II home at Uplands is within walking distance of The Club, reinforcing the community’s commitment to connected, amenity-rich living. Walkability to a community space like the Club was ranked the second most important community amenity in the America at Home Study.
Cohere Named HOA and Community Life Partner
Effective June 1, Cohere, one of the nation’s most highly regarded community association and lifestyle management companies, with a 91% resident satisfaction rate, joins Uplands as the community’s HOA management and community life partner. Cohere brings a distinctly modern approach to community management, placing equal value on communications, operations and resident engagement, that goes well beyond the typical administrative and rule enforcement.
Cohere will oversee community engagement, communications, accounting, governance, operations, and facility management at The Club at Uplands—working alongside the Uplands board of directors with a commitment to the community’s long-term vision.
The Club at Uplands: Now Fully Open
The Club at Uplands, which opened in January, serves as the heart and social hub of the community. The 6,000+ square foot facility features two heated pools, a hot tub, BBQs, a reflection pond, bocce ball court, firepits, a fitness center with locker rooms and showers, a self-serve coffee bar, media room, and versatile event and gathering spaces—all framed by floor-to-ceiling views of Mount Rainier.
